- When do you accepting reservations？
- We accept reservations 12 months in advance.
e.g. We accept reservations for January 2023, starting from 1st February 2022 at 0:00 midnight. - Can we leave our luggage before check in / or after check out？
- We can not keep your luggage at K's Villa before check in or after check out. However we can store your luggage at K's House Kyoto which is within walking distance of K's Villa.

- Unfortunately we can not accommodate pets at K's Villa.
- Is the house cold in winter ？
- All rooms are provided with air-conditioning.
There is heated flooring in lounge at Kamogawa-an and Matsumi-an. - Is there any smoking area at K's Villa？
- You can not smoke inside the house, but there is a designated smoking area outside the house.
- What is the cancellation policy ?
- We require 14 days cancellation or any changes to your reservation prior
to your scheduled arrival, otherwise we will charge you cancellation fee
as below.

- For children under 7 years old there is no accommodation charge if
the child share the bedding with you.
If 2 children share one bedding they will be charged as one guest. - Is there any house cleaning service ?
- If you stay 4 nights or more you will have 1 time free house cleaning service.
If you stay 8 nights or more you will have 2 times free house cleaning service.
If you stay 12 nights or more you will have 3 times free house cleaning service.
We will inform you about the schedule for free house cleaning upon your arrival.
(House cleaning service includes new linens and towels.)
